Local Band (STREAMLINE) Make’s National Debut!

Long Beach, CA.
“Streamline” a Rochester rock band lend’s their song ” All I Need ” to a Long Beach , CA. Presbyterian youth group and actually helps them win a youth video project that nets the youth group $25,000 dollars for future youth projects. Emmanuel Presbyterian Church’s youth group placed in the top 3 in the nation wide Presbyterian youth video contest. Hundreds of youth group video’s from Presbyterian church’s around the country and Streamline and there song “All I Need” (what should be a Major Hit not only in Rochester but in the greater Los Angeles area shortly.) help’s add that winning touch with there progressive Rock sound and dagger in the heart type lyrics.
Pastor Tom Dykhuizen and other church members would like to help get the band some exposure if possible.

Interested in the sport of purebred dogs?

gvkc.gifThe Genesee Valley Kennel Club is located in the Monroe/Wayne county area and is an active AKC all-breed purebred club. The club was incorporated in 1936 and this year will be conducting their 76th and 77th AKC all-breed dog show in July.

Club meetings are on the second Monday of the month, every month except August. The meetings are open to the general public. This is a great opportunity to meet other people who know and understand purebred dogs. While many of our members show and breed their dogs, this is not a requirement of club membership.

Besides the two all-breed dog shows, the club has a very active web site. In addition, the club offers a breeder referral program, show handling classes, puppy socialization classes, CGC classes, first aid for dogs classes, matches, etc.

Rochester Radio Station WCMF Rehires DJ Dave Kane!

dave-kane.jpgClassic-Rock Station WCMF has rehired DJ Dave Kane! Kane who worked for the station for over 26 years was let go along with several other popular Rochester radio institutions including the missed “Brother Wease” and his gang. Kane was rehired both as DJ and programing director.

Kanes’ Morning show resumes on air on Monday, February 25th, and will run between 10:00am-3:00pm Monday through Friday. Expect many of your favorite features to come back such as “Free Lunch” and the theme song “Shanty” by Jonathan Edwards. As program director, Kane will have to revive the morning period once dominated by Brother Wease. Stay tuned to hear what happens!

Ashford Lowchen Puppies For Sale!

They have been raised by Co-breeder Stacy Strickland in Buffalo NY, but are currently in residence with Gini Denninger, in Rochester NY. The Happy (puppies are gone) Mommy is Ashfords Tenille, who is now retired officially from breeding. She resides with Stacy’s In-Laws. The Happy (to finally sire puppies) Dad Ch. Ashfords Malachi at Cordin lives near Olean NY. He is the grandson of Australian Import and first major breed record holder Ch. El Guarda Capt. Starlite, who was imported by Gini Denninger from Australia. This is his first litter, and hopefully there will be more to come!

One puppy is spoken for and leaving for Colorado, where he will join his brother, another spoiled Ashford dog. One of his owners (Christine) is a pilot for Continental Airlines, who flies as Captain the huge 777!!!! One puppy is a promising show prospect and will stay with Stacy & Gini to become an American Kennel Club champion.

The little girl is the only girl and is all girl. She is very sweet and yet playful. She is the least bossy of the group, but has had to have some toughness to hold her own against three brawling brothers.

The boy that is available has an incredible coat already! He takes after his grandfather & father who both have very lush rich coats. His face is as sweet as his fathers. He is the biggest of the four puppies but should not go too big, but he will be at the large end of the breed standard.

The Quilting Project:A Silent Auction of Quilts

Among them is the program “Women Helping Girls” run by the the Rochester chapter of the American Association of University Women. Organised 15 years ago to pair girls with adult mentors, this years auction is the second major fund raiser held by this group.

Women Helping Girls works with about 60 teenage girls from the Wilson Commencement Academy, one of the Rochester School Districts sucessful magnet schools. Ranked 24th in the nation by Newsweek Magazine, the school focuses on science, medicine, and engineering. Women Helping Girls purpose is to encourage girls to graduate from high school and go on to college, which is now happening with the first group of girls who participated in this effort.

The event is a silent auction of more than 30 quilts donated by individual quilters as well as quilting groups such as The Genesee Valley Quilt Club and the Irondequoit Quilt Club. There will be small quilts suitable for wall hanging, regular quilts as well as an unusual origami art quilt made from maps! Kitty Van Bortal will emcee the event.

This fundraiser takes place on Sunday, February 24th between 1-4:00PM, at the Otto A. Schults Community Center at Nazareth College, East Avenue in Pittsford. Admission is $20.00. You can buy tickets at the Parkleigh on Park Avenue, through Van Bortel Subaru on Rt 96 in Victor or by calling Lori Marra at 585-943-2039.

Dimensions Property Management

Hello my name is Aqil Dharamsey and I am the owner of Dimensions Property Management. I was a small out of town investor, investing in Rochester real estate market. I had several property management companies manage my dear properties and sad to say but no one did justice. Some were hard to track down when I needed to ask about surprise thousands of dollars bills, some where not collecting my rents and some were collecting the rents but never forwarded to me!!
After about a little over two yrs of getting ripped off, I decided to launch my own property management company to make a difference in the investors market. I am here to change peoples minds about property management companies. I work very closely with realtors and their clients to educate them on property management and promising them that there is a way to make a net income at the end of every month.
With my company there are no surprise bills at the end of every month! We charge a very competitive fees and YES we are available everyday twenty four hours. I truly believe that if a property manager gets to many properties to manage, he/she gets overwhelm and therefore looses sight of many important details. I am all about managing a few properites and dealing with the clients on an individual basis.

Todays Market; Stay or Sell?

sale.jpgsale-1.jpgIn today’s market it is taking longer to see that ’sold’ sign in front of a property. That can be extremely frustrating for a seller who really needs to move on. If you’re stuck in this situation, what can you do to turn things around?

Two things get a buyer’s attention - condition and price. Let’s tackle these two issues and see what we can do to get you on your way.

Condition: Whether you have a modest home or a mansion, it’s guaranteed to sit longer if it’s not clean and de-cluttered. That’s the basics. The problem is when your home has been on the market for a while, it’s easy to fall back into old habits and let things go a bit. Dollar for dollar you can’t beat fresh paint and elbow grease. Whether you do this chore yourself or hire professionals, you need to address this number one priority.

At the minimum, paint the public areas of your home with pleasing neutral colors. That includes the bath and kitchen, as well as the foyer and living room. Forget about your personal tastes. Neutralize everything so the potential buyer doesn’t have to use their imagination. When a buyer walks in, they should be met with a home that looks, feels and smells clean and new. This same attention should be paid to the exterior, also.

Price: Here comes the tricky area. Sellers often get stuck with how much they want to see on that bottom line at the closing table. That dollar sign represents how much can be used for a future home. And it represents an emotional element. The more your house is worth the more successful you are as a homeowner.

Here’s another way to look at things. The longer your home is on the market, the more time you lose for enjoying your future home. If a job or other life change necessitates an early move, your home will sit vacant. You will then be making two payments, one on your old home and one on the new one. And buyers are prone to ignore a home that has been sitting too long. The assumption is there must be something wrong.

If your goal is ’sold,’ do some serious soul searching. Are there incentives you can offer, such as help with closing costs? Would a change in price help you achieve your goal? Take a tip from retailers who are faced every day with getting their products off the shelf and into your hands. Packaging and price are the two factors. If the product looks great, is priced right and does the job, you can consider it sold!
